75 Portsmouth Boulevard in Portsmouth, New Hampshire is an exciting new office building under construction at the corner of Portsmouth Boulevard and Commerce Way in the highly desirable Portsmouth Office Park. It will provide its tenants with modern high efficiency environmental systems, a well-lit dedicated parking lot providing 425 free spaces, and a prestigious location just west of the heart of downtown Portsmouth.

The building is sited on a slight rise and will be a landmark structure at the entrance to the park. A prominent all glass façade at the corner is a special feature of the building and might become the signature image for a prime tenant. A tall parapet above this glass will provide a place for highly visible signage further supporting the opportunity for on building branding.

The building will provide 68,153 square feet of rentable area on three floors. It will be of non-combustible construction, including long span steel frame and concrete floor construction. Structural columns have been minimized to allow wide expanses of column free floor space. Duct systems have been concentrated in the central core allowing freedom of tenant space layout. Floors can be arranged for single tenant occupancy or for multiple tenants on a floor. All floors are served by elevator and egress is provided by two enclosed staircases.

The exterior will be a combination of handsome dark iron-spot brick at the base and contemporary metal panel siding for the upper stories. A landscaped patio will be provided for the use of all tenants, and the developer intends to attract an artisan café to feature light breakfasts and lunches for tenants to enjoy al-fresco. The café operator will also be able to provide catering to tenants.

The lobby is approached directly from parking area, under a drop-off canopy, and through a vestibule. The lobby will be appointed with tenant directory, comfortable furniture and contemporary décor and lighting.
